By city, Sunnyvale was fastest at an average of 20 days and Los Altos Hills slowest at an average of 51 days, based on 8 closed sales. Days on market is the MLS days on market field reported for each closed sale.
7,082 homes closed in Santa Clara County from January through August 2026 for a combined $14.73B, down 0.5% in sales and up 0.5% in volume from the same eight months of 2025. By property type, single family homes for 5,019, townhomes for 1,042, and condos for 1,021. San Jose alone accounted for 3,469 sales, 49% of the county total.
Los Altos Hills had the highest median sale price in August 2026 at $6.63M, based on 8 closed sales, followed by Los Altos at $4.91M, Saratoga at $4.08M, Palo Alto at $3.91M, and Monte Sereno at $3.85M, based on 4 closed sales. The cities with the lowest median sale price were Gilroy at $1.15M, Milpitas at $1.23M, and San Jose at $1.38M. With fewer than 10 sales in the month, the Los Altos Hills and Monte Sereno figures can move sharply; their 2026 year to date figures are the steadier read.
Up. Comparing January through August of each year, the median single family sale price rose from $1.63M in 2021 to $2.00M in 2026, an average annual increase of 4.2%. The year to date single family median was lower than the year before in 2023 and 2026. Median townhome prices rose 8.9% and median condo prices fell 2.2% over the same period. Median price per square foot across all types moved from $836 to $973.
