What does a free CMA actually include?
A full comparative market analysis: the active listings your home would compete against, recent sold comps adjusted for size, lot, condition, and upgrades, pending sales as a forward looking signal, sale to list ratios in your price band, and a recommended range with more than one positioning scenario. It is a document a person builds and can defend, not an algorithm output. What are you hoping a valuation would help you understand: what you could sell for, whether now is the right time, or something else?
How is your CMA different from an automated home value estimate?
An automated estimate works from generic comps. It has no read on your upgrades, your lot, your view, or your condition, and it cannot see how fast your specific submarket is moving right now. A broker CMA works from the same data the buyer's agent will use to write an offer against you. What, if anything, about your home do you think an automated estimate is missing?
How much does it cost to list with Aegis?
Listing commission is negotiated based on price point, market conditions, and the marketing the home actually needs. We walk through the options at the strategy call, in writing, with no commitment. There is no fee for the consultation, the CMA, or the strategy session. When you are comparing commission options, is the percentage itself the main concern, or what you net after the sale?
How long will my home take to sell?
That depends on your market, your price point, and how the home is positioned at launch, so we would show you actual days on market for homes comparable to yours in your submarket rather than a general number. What we can say is that the gap between a correctly priced launch and a mispriced one tends to be measured in months, not days. Is there a date you would need the home sold by, or is your timing flexible?
Should I do upgrades before listing?
It depends on the upgrade, the cost, your home's current condition, and what buyers in your price band already expect to see. Before we recommend spending anything, we weigh the likely effect on sale price and marketability against what it costs you. Sometimes the better decision is to do less, not more. Are there improvements you are already considering before you sell?
Do you cover the whole state, or just the Bay Area?
We are a California licensed brokerage, so we can work statewide. The honest answer is that our depth is not the same everywhere. The Bay Area is where we have been for over 23 years and where we know pricing block by block. Outside that, we will tell you so and refer you to a vetted partner rather than stretch. Where is the property?
What happens if my home doesn't sell at the listing price?
If the market does not respond in the first two weeks, the work is diagnostic before it is reactive: was it price, was it presentation, was it exposure, was it timing. Each of those has a different fix, and cutting the price is only one of them. If the market did not respond the way you expected, how would you want your Broker to determine whether the problem was the price or something else?
Can you tell me what my home is worth without listing?
Yes. The CMA is yours whether or not you list with us. If you decide it is not the right time, you walk away with an honest read and we check in as the market moves. If the number came back different from what you expected, what would you want to understand before deciding whether to sell?

A real CMA tells you three things an algorithm can't: where your home falls inside its specific submarket, how recent comps adjust for your actual upgrades and lot, and what current sale-to-list trends mean for the number you should expect.
