Buyer questions, answered
Do I need to be pre-approved before working with you?
Not for a first conversation. Most buyers we talk to are somewhere in the middle: they have a number in their head, and they have not tested whether a lender will stand behind it. Where it can become a problem is when the right home appears before the financing piece has been tested. What would it mean for you if the right home came up and your financing was still an open question?
How is your buyer brief different from a regular MLS search?
A search gives you listings. It does not tell you what they mean. The brief is built around your criteria and shows active inventory, what has actually closed nearby, how final sale prices compared to asking prices, and how long homes in your price band are taking to sell. It is the same read we do internally before we write an offer. How are you deciding what a home is actually worth right now?
What does it cost to work with Aegis as a buyer?
There is no charge for the first consultation or for us to prepare your buyer brief. Before we tour homes together, we put our representation and compensation in writing so you know exactly how it works. Depending on the property and transaction, some or all of the buyer-broker compensation may be paid by the seller or listing side. If there would be an amount you are responsible for, you know that before you write an offer, not afterward. How important is it to you to know those numbers before you start making decisions?
Do you cover the whole state, or just the Bay Area?
We are a California licensed brokerage, so we can work statewide. The honest answer is that our depth is not the same everywhere. The Bay Area is where we have been for over 23 years and where we know pricing block by block. If you are targeting somewhere we do not know cold, we will say so and point you to someone who does, rather than learn on your money. Where are you looking?
How fast can you set up real-time listing alerts?
Usually the same day. The setup is not what takes time. Getting specific is: target cities, price range, what you will not compromise on, and what would make you walk away. Most buyers skip that part and end up with an inbox full of homes they would never buy. What would have to be true about a listing for it to be worth your Saturday?
Should I wait for prices to come down before buying?
We do not know, and anyone who tells you they do is guessing. What we can do is show you what your cities and your price band are actually doing: months of inventory, how sale prices are tracking against asking prices, and how prices have moved vs Last Year. Waiting is a real option and sometimes it is the right one. What would have to happen over the next six months for waiting to turn out to be the better call?
What happens if I'm outbid on a home I love?
It happens, and it happens to strong offers. The part most buyers never do is the post mortem: was it price, was it terms, was it timing, or was it something about the seller that no number would have changed. We go back through it so the next offer is built on what we learned instead of on frustration. If that happened more than once, what would you want to understand before writing the next offer?
