Where does Aegis Research data come from?

Every figure names its source on the page it comes from. Home prices, days on market, sale-to-list ratios and inventory come from closed and active listings in MLSListings Inc., the multiple listing service for Santa Clara County. Income, population, homeownership, permits, employment, insurance and hazard figures come from federal and state agencies, including the U.S. Census Bureau, the Bureau of Economic Analysis, the Bureau of Labor Statistics, FEMA, the California Department of Insurance and the California Department of Justice.

How often are the statistics updated?

Each statistics page is updated in place when its source publishes new data, and its updated date changes only when the figures change. The city market trends table carries its own MLS market data timestamp, because active listing counts refresh throughout the day. Every card on this page also shows its own updated date and the period its data covers, such as July 2026 or the 12 months to August 11, 2026.

Why do the county statistics and the city market trends show different numbers?

They measure different things. The county statistics pages report medians across a full year of closed sales, which keeps a single unusual month from moving the figure. The city market trends table reports averages for the most recent month, which shows the current direction in each city. Each figure on this page carries its label and period so the two are never confused.

Can I cite these figures in an article or report?
